Well, the fact that it's a newer home (or that it wasn't re-painted that long ago), is a separate fact from your Realtor seeing siding that needs caulking, paint that has faded and trim that no longer looks crisp against the brick, stone or contrasting paint color.
If your Realtor notices, chances are that a prospective Buyer, or their Realtor will notice it as well.

I am finding that a lot of homes that have been built by Ryland and Ryan in the past 5 years need some serios upkeep. Do they use inferior materials one must ask?
So many times they want to go for the cheapest and fastest way to get something ready to sell and as we all know that is not always the best !!!
Curb appeal is most important. A faded house will most likely send buyers driving past. They won't want to come in.
My rule of thumb is five years. As in, if the paint is five or more years old then even if the condition is still good (caulk, scrapes) the paint has probably faded, is beginning to look dated, and probably detracts from the presentation. In cases where repainting is questionable, clean it then take a good, long, unemotional look.
