"What If It's Not Convenient To Show My House?"

It has been getting busier this past week with showings and agent inquiries increasing. 

If you have a showing request, be careful to try to find a time to show.  We had a Realtor this past week who was refused a showing by the Seller who knew several days in advance that the Buyer would be in town that weekend and was intending to purchase, liked their neighborhood and was well-qualified. 

Unfortunately, the Seller had company in town and felt it would be inconvenient for them to leave the house for an hour.  When I called that Realtor this morning to try to set another time for her Buyer the following weekend, guess what?  Yes, the Buyer had put a contract on a house.

Please remember that Buyers do purchase on their time frame.  Altyhough it may be inconvenient at times, it is in your best interest to do your best to show.  We are getting further into the Spring market and the April 30th expiration of the tax credit is looming.

Words of sage advice....you can't sell a home if it hasn't first beens shown. It is difficult but one really needs to show...show....and show so more!

I'm finding it very frustrating right now.  We have 2 large boards neighbouring ours and many agents from those boards list homes here in Oakville then "forget" to remove the listing after it is sold.  It is difficult to tell buyers that all the homes they are finding on mls are already sold.  Doesn't make us look good.

Well, my feeling is that if a seller ia a huge pain in the butt about showing, she'll be a real joy to have on the other side of a transaction.

Sra: I have come accross with quite a few sellers like this...a bit silly if you consider that the showing may take only 10 mn!...I don't know how motivated these people are! Some people live on another planet. !

Hi Sara, I have had problems getting my buyers a chance to see some properties too.  The worst are when there are renters in the house.  They would obviously prefer that the house not be sold, so they are not very cooperative.  I put as last choices on our list those properties that say in the MLS shwoing instructions: "Make appointment with tenant."  They are nearly always hard to show and they are often such a mess that they don't show well anyway.

Sara, It makes you wonder just how much a seller wants to sell their home if they're not willing to leave for a short time.

I have been seeing more and more realtors with appointment only situations and are not will to show the property.

Yet another reason to always shoot a video of a home.  This way if this happens again you always have that in your back pocket.

Sara, I agree.  I tried to make an appointment to see a home for a buyer on Sunday and the show contact informed me the home is not available on Sundays.  Ok, no problem, it's only the busy show day of the week.

You have to make room for showings anytime you can get them these days. If you don't let the buyer in when they want in, chances are they will never see that house.

A very similiar thing happened to me recently.  Owner didn't want to show because of a family get together.  Sadly, my client saw another house . . . and we're in contract.  Their house might have fit the bill, but we'll never know . . .

So true.  My seller dragged herself out if bed (she's ill and stayed home from work) because she got 2 showing requests.  That's motivated!

I always new that I was not alone.  Thank you all for commenting and sharing the real-life experience of Seller's losing a prospective sale because their home wasn't available to show.

You do have to show to sell...

I have in the pastsaid.  Well if you can not leave the house would you just go outside for a few minutes? If it is nice out of course. This makes them look silly but it did get my buyer in. They sat in the yard and waited..LOL
