Is Your Realtor Hiding?

Not a week passes when we don't receive a call from a Prospective Buyer wanting property information about a home that we have listed in San Anotnio Texas. 

We usually chat for a few minutes about the home, then we ask:

"Do you already have an agent helping you?" 

We receive some amusing responses:

"Yes,"

  • But I can't reach them
  • My cousin (brother, cousin, monkey's uncle, etc), will write the offer
  • My agent is out of town
  • My agent is too busy to help me

First, we explain how we work in a one-on-one relationship with our clients; much like a personal shopper.

Then, we give our standard statement: If your Agent isn't providing the service that you want so that you can get moved; you need to call that Agent immediately and let them know how you want to work, That includes the following:

  • When you want to be moved
  • That you want to be sent listings including any new listings from the MLS, if available in their area
  • Which areas, price range and features you will consider
  • Which features or individual neighborhoods you will not accept
  • That you want them to be responsive to messages during business hours and will offer the Realtor the same courtesy
  • That you are ready to see homes so that yo may put in an offer and complete a home purchase

If you are a "ready-willing-and able" realistic and pre-approved Buyer, there's no good reason why your Realtor can't help you within business hours; but you need to work together with clear goals and an agreed-upon time line.

If you are NOT a "ready-willing-and able" realistic and pre-approved Buyer, who has entered into a Buyer Brokerage agreement, your Realtor may not know that you are serious.  Give that Realtor a call and have a candid conversation about your working relationship and your desire to get serious about buying a home and getting moved.

Great advice! It's true that some buyers don't let their needs and goals be known to their Realtor. We need to ask point blank regarding their intentions.

Sara, This sounds like miscommunication or lack of it.  Is it possible that some real estate agents are not taking the proper steps to ensure a wonderful working relationship?  That's a great many unhappy potential buyers out there and I believe if I were one, I'd look for someone else as well.

I get these calls myself. It's amazing that in this day and age a Realtor wouldn't make time for their clients.

What makes it worse is agents like this usually write up 1 year Buyer Agency contracts !!!! Some fiduciary (*L*) !!!

There is no substitute for service and I take a special delight in telling these people how to get WORK out of those who aren't helping and how to come clean, when they have been the problem..
