Home Under Construction in San Antonio!

It is always exciting to see a new home being built for our clients.  This gorgeous residence-in-the-making is in Canyon Ranch Estates.  When complete in June 2010, it will be over 4700 square feet!

You can see the big oaks on the lot and the arch-top windows that have been installed.  I can't wait to see it when they get the roof on. (The shingles are already on the lot.).  That's when you really see it come together!

Selling San Antonio, Texas Homes is a Labor of Love

It's Sunday night at 10:15 and I am pre-negotiating an offer for one of our Sellers. I have been working on it for hours as I want to give our Seller the most accurate data, including both up-to-the-minute Buyer and Seller closing cost estimates, and discuss a strategy for getting an offer on their beautiful San Antonio, Texas home.  This way our Sellers have the information that they need to make an informed decision regarding the sale of their home.

This fits the definition of an "urgent situation", and is cause to be working after hours, so that I can act in our Seller's best interest.


The actual showing isn't until tomorrow, but the Buyer's Realtor has a Buyer in a difficult situation which will require a contribution of closing costs from the Sellers.   Knowing that the Buyer's financial shortage will eliminate many newer homes (this Buyer wants newer); their Realtor called my office to inquire about the possibility of closing cost contributions from the Sellers.


My task: If the Sellers could contribute the necessary amount at the current listing price, I wanted to get ahead of the curve and let the Buyer's agent know that, before any other Seller and their agent make a sweeter offer.

After discussing the matter on the phone and receiving an e-mail outlining all the pertinent data, our Sellers gave their written permission for the offer of closing costs and that offer was conveyed to the Buyer's agent via text message. 

I hope that it's the home of the Buyer's dreams!
There's a lot of work that goes into this business that Buyers and Sellers don't often see or hear about, even in the course of their transactions.  Although it's nice that the Real Estate day is officially over and that we have a strong showing this listing tomorrow; we always feel blessed and thankful to have such wonderful people to work with.  It's our pleasure to work hard for their dreams and goals.

Get Set for a Weekend at the Park

We're expecting a beautiful weekend here in San Antonio, Texas and as the weather is expected to be sunny and in the upper 70's.  Ahh!

It's going to be a beautiful day to head to the park and take a break from house-hunting.  Here are some photos taken today, to inspire you to get outdoors - take a walk, bring the dog, have a picnic.  Just get out there and enjoy the day.

First, Get Rid of All the Flowered Drapes

ButterflyI love draperies.  For me they make our San Antonio home look different from anyone else's home.

Right now, I am looking at the the most beautiful botanical Waverly print, a coral floral damask taken from a Colonial Williamsburg print: It's alive with dogwood foliage and blooms, kangaroo paw, tigridia, violas (popular flowers of colonial times) and a few butterflies floating by on a soft breeze.  They fit so gracefully with our bedroom antiques and the dark, scraped, hardwood floors.  They should be perfect for the room.  I spent hours sewing them with a 7 inch "pipe organ" pleat to suit the length necessary for 9 foot ceilings.Butterfly

But tomorrow, I'll be taking them down and replacing them with a plain, dark moss green solid - something more suitable for resale.  If I have time, I'll put up the new ivory panels in the family room - the floral drapes in that room went to Goodwill yesterday...

The process of staging for sale will continue.  Hopefully, we'll be able to get on the market in the next 3 weeks.  I can assure you this, though: No sign is going up until the grass turns green and I have re-potted the hanging baskets on the porch.
